To qualify for the Washington State Bond Program, completing a certified homebuyer education course is a mandatory milestone. Every borrower listed on the Note and Deed of Trust must attend prior to locking your loan.

Do I have to be a first-time homebuyer to use this program?

Not necessarily. While many down payment assistance programs are geared toward first-time buyers, the Home Advantage program is available to repeat buyers as well, provided you meet the income limits and the home will be your primary residence.

Is the down payment assistance a grant or a loan?

It is a second mortgage with 0% interest. You don’t make monthly payments on this assistance; instead, the balance is typically deferred until you sell, refinance, or pay off your main mortgage. It’s designed to lower the “barrier to entry” so you can get into a home sooner.

Can I use this program with a Conventional loan, or just FHA?
